Basements in older homes were not originally designed to be used as living spaces, which is why they were constructed with lower standards than they are today. The basement floors were often just a thin layer of concrete placed directly on the dirt floor, which was sufficient for storage but not for living. This results in basement slabs that are uneven and often damp, making them unsuitable for living. Nowadays, basement floor design and construction has advanced significantly, and every possible issue can be addressed to make basement floors flat, dry, and warm. We can use these techniques to transform your older basement into a comfortable and functional living area.
Here at Concrete Master we provide exceptional basement slabs that can completely transform your basement space. The process of converting an older basement into a living area starts with prep work. The old concrete floor must be broken up and removed, along with a layer of soil underneath it. This space is then used to create a new granular base using 3/4″ clear gravel, which provides excellent drainage. A perimeter drainage system (weeping tile pipe) is also installed to collect and drain any moisture. A 6-10 mil poly is placed on top of the gravel to create a vapor barrier, ensuring that the new slab stays dry. Adding an in-floor heating system at this stage has become increasingly popular, as it not only provides a dry basement slab but also a warm one. The next step is the installation of a 6″ welded wire mesh for reinforcement, followed by the actual concrete slab pour. The concrete thickness should be at least 3″, but it is recommended to pour 4″-5″ slabs for added durability. A power trowel is used to provide a smooth finish.
The final step is to cut control joints, which helps prevent random cracks and ensures that your floor will look great for years to come. As a finishing touch, the new slab can be polished to give it a modern look and highlight the beauty of the concrete, exposing the aggregates in the mix. It is important to wait at least 28 days after the pour before polishing the slab, as concrete needs time to reach its full strength.
Garage slabs are another common concrete slab that we offer. Garage slabs require stronger reinforcement than basement slabs due to the increased weight they need to support. Our team uses a thicker granular base and concrete slab, along with advanced reinforcement techniques, to ensure a durable and long-lasting solution. We also offer the option of a protective polyurea coating for easy cleaning and a sleek, modern look.
Lastly, slab on grade foundation is used for areas such as swim spas, and detached garages as it is designed to handle a significant amount of weight. Our team of experts works with structural engineers to ensure a strong and reliable solution, using thickened edges and styrofoam insulation to enhance the performance of the slab.
